Elevated Asset Management is a growing company and is seeking an Assistant Community Manager in Texas City.

Job Brief:
The Assistant Community Manager is to assist the manager in effectively managing the assigned property.
In the manager's absence, the Assistant Community Manager will assume all responsibilities associated with accomplishing property objectives as set forth by the property supervisor and the property owner.
In addition, the Assistant Community Manager is directly responsible for maintaining daily, weekly, and monthly reports including accurate reporting of rents and deposits received.
Under the supervision of Community Manager, the Assistant Community Manager coordinates the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals, and ensures that the operation of the property complies with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.
Duties, Responsibilities, and
Qualifications:
Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
Performs any additional duties assigned by manager or property supervisor.
Maintains accurate resident records.
Updates on a daily basis all rents, deposits and application fees received by residents and applicants.
Issue appropriate notices when necessary (e.
g.
, late payments, eviction notices, returned check memos).
Deposits all monies prior to bank close each day.
Maintains positive customer relations attitude.
Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staff.
Will also inspect move-ins, move-outs and vacancies when requested.
Delegates inspection or inspects with residents all move-in/move-outs.
Must be knowledgeable of all phases of leasing and resident retention.
Works with lease renewals each month.
Greets prospective clients, shows property and performs leasing duties as needed.
Answers and handles incoming phone calls from prospective new residents, current residents, vendor/suppliers, etc.
Maintains awareness of local market conditions and trends.
Contributes ideas to manager for marketing property and improving resident satisfaction.
Conducts outreach marketing weekly or as assigned by Manager.
Updates required reports concerning move-out notices, activity, etc.

Organizes and files all applicable reports, leases and paperwork.
Process move-ins and move-outs.
Process all security deposit move-out reports.
Accepts service requests from residents and routes to maintenance for prompt processing.
Conducts service follow-up with resident when work is completed.
Education A high school education or equivalent is required.
The position requires the ability to read and write English fluently, the ability to accurately perform intermediate mathematical functions and the ability to understand and perform all on-site resident management software functions.
Professional Experience Position requires at least 1 year experience in property management.
Must have basic computer knowledge.
Attendance/Travel The position requires the ability to work any of the seven days of the week, 52 weeks of the year.
Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested.
The position requires the ability to serve on-call, as scheduled or as necessary.
Travel may be required at times to attend various company gatherings either in the general vicinity of the associates home property, or in another state.

The position requires strong skills in the management and motivation of people and the ability to communicate effectively with residents, prospects, and vendors.
In addition, the position requires, but is not limited to, the following:
Excellent communication skills Strong administrative and organizational skills Strong time management skills and the ability to prioritize wisely Strong customer service orientation Good understanding of sales and marketing concepts and the ability to develop, implement, and evaluate marketing plans Knowledge of on-site maintenance requirements including dealing with vendors and contractors Ability to close a sale Resman property management software experience is preferred Bilingual Spanish preferred, but not required Ability to operate and understand personal computer functions and company utilized software packages Intermediate knowledge of MS Word and Excel Minimum of basic Internet knowledge Physical Demands Applicants must be able to physically access all exterior and interior parts of the property and amenities.
Applicants must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.
Routine local travel may be required to make bank deposits, attend training classes, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
